One Hundred Grand is part of the Pilgrim-Triton Master Plan in Foster City. The project consists of approximately 5.0 acres bounded by Foster City Boulevard and East Hillsdale Boulevard, across from City Hall. The site contains a 5,000-square-foot retail building, a 43,000-square-foot office building (which was sold to an owner/user) and a 166-unit luxury residential building which also contains 7,000 square feet of retail space.

Completed in 2016, One Hundred Grand brings an urban sophistication to the market and features larger units in flat, loft and townhome configurations. Thompson | Dorfman Partners positioned this development to be the premier rental community in the area by offering high-end finishes and amenities throughout while providing a boutique hotel feel. One Hundred Grand includes approximately 10,000 square feet of amenity space as well as a dog park for this pet-friendly community. The six-story structure is built around and over a two-level parking structure. The unit mix is comprised of 30% one-bedroom lofts, 60% two-bedroom lofts and townhomes, and 10% three-bedroom lofts and townhomes. Across all of the residential unit types, the average home size is a generous 1,100 square feet, which is nearly 20% larger than its nearest competition. The property has remained very well leased since its introduction and, due to the quality of local public schools, the larger units have always experienced particularly high occupancy.
